CCI Real Estate, a real estate investment company centered on missional impact and community transformation, announced today that HOTWORX has signed a 1,850-square-foot, 10-year lease on the ground level of Nova River District in downtown Rome, Georgia. This marks the first tenant announcement for the 250-residence, mixed-use development.

HOTWORX is a 24-hour infrared fitness studio with locations nationwide, providing virtually instructed workouts inside infrared saunas heated to approximately 125 degrees. The Nova River District location will mark HOTWORX’s first studio in Rome.

“HOTWORX is the perfect example of the type of tenant we envisioned for this project, one that prioritizes wellness and quality of life for our residents and the broader community,” said Jeff Warwick, CEO of CCI. “As our first tenant at Nova River District, HOTWORX sets the tone for the rest of the offerings we plan to bring to the development. This is just the beginning, and we look forward to announcing additional signings that will enhance Nova River District as a true mixed-use destination.”

Nova River District celebrated its grand opening in October of last year, bringing 178 one-bedroom and 64 two-bedroom apartments as well as nearly 10,000 square feet of ground-floor commercial space to downtown Rome. The property is currently over 50% leased. CCI is also partnering with the local Minor League Baseball team, the Rome Emperors, to provide 14 units for its players to live locally.

Nova River District’s amenities are centered around wellness, recreation and social spaces, and include a heated saltwater pool, a fitness and wellness center, two elevated sundecks and two recreation courtyards. It is located on the AdventHealth ECO Greenway, across from historic Broad Street and between West 3rd Street and the Oostanaula River. There are local dining options, additional retail, several grocery stores, schools and medical facilities all within a few blocks from the property.
